How do you lease a BestBSUrentals house?  First, tenants can contact Contact Us.  This starts the process of working with our leasing team.  Either click the link Contact Us, or call (317)-713-1193.  Once connected, the BestBSUrentals team can help you complete the leasing process.  In addition to signing a lease, tenants sign a lead based paint form (1 per unit), an affidavit of occupancy (1 per unit), and pay a damage deposit.

BestBSUrentals is an active member of the UALA, which requires a guarantor to read our lease and complete page 4.  Once complete, guarantors can fax or e-mail page 4 to BestBSUrentals.  While we ask guarantors to read the entire lease, page 4 is the only page of the lease we require from the guarantor.  FAX (317)713-1193, E-MAIL


A lease is a contract outlining the terms under which one party agrees to rent property owned by another party. It guarantees the lessee, the tenant, use of an asset and guarantees the lessor, the property owner or landlord, regular payments from the lessee for a specified number of months or years.

An Affidavit of Occupancy is a document from the City of Muncie to outline the responsibilities of tenant and landlord.    BestBSUrentals gives tenants a copy of the Affidavit of Occupancy on move-in day.  The Affidavit of Occupancy is to live in the document holder right next to the front door of the property.  First responders know to pull this Affidavit in case of emergency to immediately have access to tenant contact information.  BestBSUrentals also files the affidavits with the City of Muncie to secure parking permits for on-street parking for each property zoned for parking by the City of Muncie.

In 1996, the Lead-Based Paint Disclosure Regulation was enacted. It requires owners of pre-1978 “target housing” to disclose to potential buyers or renters about the presence of lead-based paint and/or lead-based paint hazards in the property.
